There’s a patch of timber around your window that doesn’t look quite right — a bit darker, a bit soft underfoot when you lean on it, paint that’s started to bubble instead of sitting flat. It’s easy to tell yourself it’s just old paint. Sometimes it is. But if it’s rot, every week you leave it is a week it spreads further into the timber that was fine a month ago. Here’s how to tell the difference, and what actually happens if you don’t.
How do you know if a window sill has rot?
Look for soft or spongy timber, paint that’s bubbling or flaking, a musty smell, or a screwdriver that sinks in easily when pressed against the sill. Discolouration alone can be cosmetic, but sponginess or crumbling timber means moisture has broken down the wood fibres, and the area needs repair before it spreads.
The check itself takes thirty seconds and tells you more than staring at the paint ever will:
- Press a screwdriver, key or similar firm point into the suspect timber, at a slight angle, not straight down.
- If it meets normal resistance, the timber is sound. If it sinks in with little to no resistance, that’s rot.
- Check the paint film separately — bubbling, flaking or a slightly powdery texture usually means moisture has been trapped underneath for a while.
- Notice if there’s a faint musty smell around the window when it’s closed. Rot almost always has one.
Rot doesn’t announce itself early. It tends to start on the underside of a sill, in a corner joint, or wherever paint has failed and stayed failed — all places you don’t look unless you’re already worried about something.
How do I know if my window frame has rot?
Frame rot most often starts at the corner joints, where two pieces of timber meet and water can sit in the join long after the surface looks dry. Run the screwdriver test at every joint and at the bottom rail, since that’s where water pools and drains slowest — a frame can look sound along its length and still be failing exactly where the pieces connect.
Dry rot vs wet rot: why the difference matters for the fix
Wet rot needs a constant source of moisture to keep going — a failed seal, a gap letting rain in, or condensation that never fully dries. The moisture and wet rot generally stop spreading, which makes it a more contained, more straightforward repair.
Dry rot is different, and worse. It’s a fungal decay that can keep travelling through timber even after the original moisture source is gone, following the grain into sections that still look perfectly fine from the outside. A sill that tests soft in one spot can already be compromised well beyond where you pressed the screwdriver in.
This is exactly why “it’s just a bit of surface rot” is the wrong conclusion to jump to on your own. Treating dry rot like wet rot — patch the visible bit, repaint, move on — is how a $150 job quietly becomes a $900 one.
What causes window sill rot?
Sill rot almost always traces back to water getting in somewhere it shouldn’t: a failed seal letting rain track down the glass and pool on the sill, a paint film that’s cracked and is trapping moisture in rather than keeping it out, or a sill pitched slightly the wrong way so water sits instead of draining off. Fix the paint without fixing the underlying water path, and the rot comes back within a season or two.
Why Sydney’s climate makes timber windows especially vulnerable
Sydney’s combination of high humidity, heavy seasonal rain, and long stretches of warm, damp weather is close to ideal for both wet and dry rot. Timber that would slowly dry out in a drier climate often doesn’t get the chance here before the next rain event.
Older housing stock makes this worse. Federation homes, weatherboard cottages, and older brick veneer properties across Sydney still have a lot of original timber window frames — many of them 60 to 100+ years old, repainted many times over without the underlying timber ever being properly assessed. Double hung sashes are a common spot for this, since the sash sits in a track that holds moisture longer than a fixed frame does.
Every layer of paint slapped over a soft patch without treating the timber underneath buys a year, maybe two, before it needs doing properly anyway — and by then there’s usually more timber affected than there was the first time.
When a filler repair is enough — and when it’s papering over a bigger problem
Small, contained, surface-level softness — a shallow patch you can press with a fingernail, confined to one small area, with sound timber all around it — is a genuine candidate for a filler or epoxy consolidant repair. Done properly, that’s not a shortcut, it’s the correct fix.
The problem is telling that apart from the rot that’s already spread further than it looks. If the screwdriver sinks in deeply, if you find soft timber at more than one point, or if the affected area is at a structural joint rather than an open flat section, filler is a cosmetic fix on a structural problem — and it will fail, usually within a season, because it was never designed to bond and hold in timber that’s still actively decaying underneath.
It’s a genuinely easy mistake to make. Nobody wants to be the homeowner who let a small problem turn into a big one, and it’s a reasonable, human response to hope the smaller, cheaper fix is the right call. The honest answer is that you often can’t tell which one you’re dealing with without opening the area up properly — which is a five-minute job for someone who does this daily, and a much bigger risk to get wrong yourself.

Can you repair a rotted window frame, or does it need replacing?
Contained rot — even a reasonably sized patch — can usually be repaired without replacing the whole frame, by cutting out the affected timber and splicing in a matched section (sometimes called a Dutchman repair). Replacement becomes the better option once rot has spread through multiple structural members, compromised the frame’s ability to hold hardware securely, or recurred repeatedly at the same spot despite previous repairs.
What a professional timber window rot repair actually involves
A proper repair starts with establishing exactly how far the rot has actually spread — not guessing from the outside, but checking each adjoining section until the timber tests sound. Everything soft gets cut back to solid timber, with nothing patched over on hope.
From there, the fix depends on what’s left. A contained area is spliced with a matched section of timber and properly sealed. Something more extensive may call for replacing a full sill or sash rather than patching piece by piece, particularly on an older, single-glazed double hung window repair where the timber has already had decades of exposure. Either way, the timber gets primed, filled where appropriate, and painted properly — not just enough to hide it again.
Keeping seals in good condition is one of the simplest ways to stop this happening again in the first place; a worn seal is one of the more common ways water finds its way in year after year, and a seal replacement is a small job compared with the timber repair it can prevent.
