It starts quietly. A little resistance when you slide the window across. Then a faint grinding noise. Then the point where you need both hands and a firm shove. Most people accept this as a sign the window is old — and most of the time, they’re wrong. The window isn’t the problem. The roller is.

A window roller is a small nylon or steel wheel housed in a carrier that sits in the bottom rail of the window sash. It is the only thing that lets the sash travel along the track channel smoothly. When the nylon wheel compresses, cracks, or wears flat against the axle, the sash drops a fraction of a millimetre and begins riding on the aluminium rail itself. That’s the grinding you hear. That’s why the lock won’t align and the seal gaps open.

Roller replacement is a parts job. It takes one to two hours. The window frame stays in place, the glass stays in place, and the window operates correctly before we leave. Lock & Roll carries the most common roller assemblies for Sydney residential and strata window stock on every van — which means most jobs are completed on the first visit. Fixed price before we start. Same-day service across Sydney.

Fix Awning Windows in Sydney

What is a window roller?

A window roller is the wheeled carrier assembly fitted into the bottom rail of a sliding window sash. It sits inside a housing that clips or screws into the rail extrusion, positioning the wheel so it bears on the track channel at the base of the window frame. When you slide the window, the wheel rolls along the track, keeping the sash elevated off the frame and travelling with minimal friction.

The roller assembly has two parts that wear independently: the wheel itself, which is typically nylon in residential windows and steel in heavier commercial configurations, and the axle pin or bearing on which the wheel turns. Nylon wheels degrade from UV exposure, detergent contact, and accumulated grit in the track. Steel axles corrode in coastal and humid environments. Either failure produces the same result — the sash drops, drags, and eventually stops moving cleanly.

As part of our broader window repair Sydney service, roller replacement is the most common window repair we attend across Greater Sydney.

What we repair and replace

Sliding aluminium window roller replacement

The standard sliding aluminium window is the most common residential window type in Sydney’s housing stock from the 1970s onward. The sash carries either two or four roller assemblies, depending on its width and glass weight. Two-roller sashes are fine for narrow lights, but a wide or double-glazed sash on two rollers concentrates the load — the rollers wear faster, and the sash tends to drop unevenly at one end.

We remove the sash, extract the worn roller carriers from the rail, fit matched replacements, adjust the sash height to centre it correctly in the frame, and test the lock alignment before refitting. Where a four-roller configuration would improve the sash’s running behaviour — particularly on wider or heavier sashes — we advise on that before starting and include it in the fixed-price quote.

Sliding window track cleaning and repair

A new roller in a damaged track will wear out in months. The track channel at the base of the window frame accumulates grit, oxidised aluminium shavings from the previous worn roller, and compressed debris that scores the running surface. If the track has developed a groove or surface pit from prolonged metal-on-metal running, new rollers will bed into that same groove and fail prematurely.

We clear and inspect the track channel on every roller job. Where the channel is scored beyond cleaning, we advise on track repair options — including track capping, where a stainless steel or aluminium liner is fitted over the damaged extrusion — before completing the roller replacement. Fitting new rollers in a clean, sound track is the only way to achieve a lasting repair.

Double hung window spring and spiral balance replacement

A double hung window that slams shut, won’t stay open, or fights you on the way up has a different fault than a sliding window — it’s not a roller problem, it’s a balance system failure. The spiral balance is a spring-loaded tube mounted vertically in the window frame on each side of the sash. It counterweights the sash so it stays where you put it. When the spring inside fatigues or the balance tube corrodes, the counterweight is lost, and the sash becomes dead weight.

Balance replacement requires the right spring strength for the specific sash weight. A mismatched balance — too weak and the sash still falls, too strong and the sash becomes impossible to close — will fail again within months. Our dedicated window spring and spiral balance replacement service covers all spiral and spring balance types across Sydney’s aluminium and timber double hung window stock.

Awning and casement window winder repair

Awning and casement windows don’t use rollers — they hinge open and are driven by a chain winder mechanism. If your awning or casement window is stiff to open, won’t open at all, or turns freely without moving the sash, the chain winder mechanism needs servicing or replacement.

Our window chain winder repair service covers the full range of winder faults: seized gear housings, snapped chains, stripped handle spindles, and corroded follower brackets. Most winder jobs are completed on a single visit.

Timber sliding window roller replacement

Timber sliding windows in Sydney’s older housing stock — particularly Federation-era and inter-war homes in the Inner West, Eastern Suburbs, and lower North Shore — present different roller challenges to aluminium systems. The timber sash swells in wet weather, which compresses the roller housing against the track. The rail extrusion itself may be a non-standard profile that’s been discontinued.

We carry roller assemblies for the most common timber sliding window configurations found in Sydney’s pre-war and post-war housing stock. Our timber sliding window repair service covers both roller replacement and the associated frame and seal work that timber windows typically need alongside a roller job.

Weather seal and mohair replacement

A sliding window that has been running on worn rollers has usually also been dragging against its weather seals. The mohair pile seal — the brush-like strip that runs along the sash edges and fills the gap between the sash and the frame — compresses and mats down from the lateral pressure of a dragging sash. The result is a window that lets in draughts, dust, and noise even after the roller has been replaced.

We replace mohair pile seals and blade seals on all aluminium sliding window profiles. Our window seals and mohair replacement service can be completed alongside a roller job in the same visit, which means the window performs correctly in every dimension after a single call-out.

How to tell if your window rollers need replacing

The fault progression is consistent across window types.

A roller in early wear produces resistance and a faint grinding or squeaking noise when the window is opened. The window still moves, but needs more force than it used to. At this stage a clean, lubrication, and roller inspection will confirm whether replacement is due.

A roller in mid-stage wear produces visible sash drop — the window sits lower in the frame, the lock doesn’t align cleanly with the keep, and a gap appears at the top or side of the sash when it’s nominally closed. The grinding is louder. Water and draughts start getting in.

A roller at end-of-life means the wheel has collapsed entirely and the sash is riding on the aluminium rail. The window requires significant force to move and makes a continuous scraping sound. The track is being damaged with every movement. At this point, the repair is a roller replacement plus track inspection — and the longer it continues, the more likely it is that the track will need repair or capping as well.

Repair or replace?

Roller replacement is almost never a reason to replace a window frame. The frame, glass, and hinges are unaffected by roller wear. In the vast majority of cases, new rollers and a clean track restore the window to better-than-new operation for a fraction of the cost of replacement.

Window replacement makes sense when the frame has corroded or warped beyond the point where a correctly running sash can be achieved, the glass has fogged or cracked, or the window profile is so old that no matched hardware exists. In our experience, this applies to a small minority of the windows we are called to. We’ll tell you clearly which camp yours falls into on the first visit — and give you both a repair quote and a replacement indication so you can make an informed decision.

How the repair process works

  1. Book. Call 1800 203 377 or request a same-day quote online. Tell us your window type, the fault, and your suburb. We’ll confirm a same-day or next-day appointment.
  2. Inspect. Our technician arrives at the agreed time, removes the sash, inspects the roller assembly and track channel, and gives you a fixed price before any work starts. No hidden costs. No surprises.
  3. Repair. Most sliding window roller jobs are completed on the first visit. We carry roller assemblies for common Sydney residential and strata window profiles on every van. Where we also identify seal wear or track damage during the inspection, we quote and address those in the same visit if you’d like.

4. Guaranteed. Every repair is backed by our workmanship guarantee.

Who we work with

Homeowners: If your sliding window is grinding, your double hung sash is slamming, or your awning winder has seized, call us. Most window roller jobs are done in under two hours. Fixed price before we start. The window functions correctly before we leave.

Strata managers and owners corporations: Window roller failure in strata buildings tends to appear in clusters — the same floor, the same orientation, the same build year. Through our strata window repair and maintenance service, we can assess and schedule bulk roller replacement across multiple units or common areas in a single visit, reducing per-unit cost and minimising tenant disruption. We carry roller assemblies for the most common apartment window profiles across Sydney’s strata building stock and provide full documentation for your records.

Property managers and real estate agents: End-of-lease window repairs — rollers, seals, balance systems — are among the most common rectification items before a property is re-let. We attend promptly, complete the scope in a single visit where possible, and provide written reports of the work completed. We work around tenancy requirements and leave the property clean.

Cost guidance

Most window roller repairs in Sydney fall in the following ranges:

Sliding aluminium window roller replacement — two-roller sash: $140–$220 per window, including track inspection and clean. Four-roller configuration: $180–$280 depending on sash width and roller specification. Mohair and weather seal replacement alongside roller work: $60–$120 additional per window, depending on seal profile and perimeter length. Track capping where the channel has scored beyond cleaning: $120–$200 per window as an add-on to the roller job. Timber sliding window roller replacement: $160–$280 per window, depending on frame condition and roller profile availability.

All prices are fixed-quote before work begins. The inspection fee is a one-off charge. If we’re repairing on the same visit, it’s folded into the job cost.

Frequently Asked Questions

How much does window roller replacement cost in Sydney?

Most roller replacements fall between $140 and $280 per window, depending on the sash configuration and whether track work is needed alongside the roller itself. All quotes are fixed-price before we start with no hidden fees. The inspection fee is a one-off charge folded into the job cost if we repair on the same visit.

My window grinds when I slide it open. Is that definitely the rollers?

In most cases, yes. A grinding or scraping noise when sliding a window is the sound of the sash riding on the aluminium track rail rather than rolling on its wheel, which means the nylon roller wheel has worn through or collapsed. The less common alternative is debris compacted in the track channel. Either way, we inspect both on arrival and quote on the actual fault.

Can I replace window rollers myself?

On standard aluminium sliding windows, a competent DIYer can swap out rollers if they can identify a matched replacement assembly. The risk is two-fold: sourcing the wrong roller for your sash weight causes the sash to drop and bind again, and fitting a new roller into a scored track creates immediate re-wear. A professional replacement costs $140–$220 and ensures the right specification in a clean track.

How long should window rollers last?

On a well-maintained sliding window in a suburban Sydney home, nylon rollers typically last eight to twelve years under normal use. In coastal areas — Manly, Bondi, Cronulla, and harbourside suburbs — salt air and airborne grit accelerate wear, and five to eight years is more realistic. In strata buildings with high-traffic windows on lower floors, four to six years before replacement is common.

My double hung window slams shut by itself. Is that a roller problem?

No. Double hung windows don’t use rollers — they use a spring or spiral balance system to counterweight the sash. A sash that slams shut or won’t stay open has a failed balance, not a roller fault. Our window spring and spiral balance replacement service covers this specific fault.

Do you replace rollers in strata buildings?

Yes, and in volume. Roller failures in strata buildings tend to cluster by floor and orientation — the same window profiles, installed at the same time, wear at the same rate. We schedule bulk replacement visits across multiple units and provide full documentation for strata records.

Do you also replace the window seals when you replace the rollers?

Yes, and we recommend it. A window that has been running on worn rollers has usually been dragging against its mohair pile seals as well, compressing and matting the bristles. We inspect the seals on every roller job and quote replacement alongside the roller work if needed — which means the window performs correctly in every respect after a single visit.

Service areas

We replace window rollers across Greater Sydney, including:

  • Eastern Suburbs: Bondi, Coogee, Paddington, and Randwick, where coastal grit and salt air accelerate nylon roller wear on east-facing sliding windows.
  • Northern Beaches: Manly, Dee Why, Narrabeen, and Palm Beach, where ocean-adjacent apartments carry the highest roller wear rate in Sydney. We carry corrosion-rated assemblies for these environments.
  • Inner West: Newtown, Leichhardt, Glebe, and Marrickville, including Federation-era and post-war homes with timber sliding windows and strata apartment blocks with aluminium sash stock.
  • North Shore: Neutral Bay, Cremorne, Mosman, and Chatswood, including harbourside apartments and suburban residential homes with both aluminium and timber sliding windows.
  • Hills District and Western Sydney: Castle Hill, Parramatta, Penrith, and surrounds, where the 1970s–1990s brick veneer housing stock is now at the point where original roller assemblies need replacement.
  • Sydney CBD and surrounds: apartment towers with aluminium sliding windows across postcode 2000 and adjacent suburbs. Strata bulk replacement programmes are serviced on a scheduled basis.

Most window roller faults are fixed same-day. Stop forcing the window.
